Domis, construction partner to national property development and funding company Salboy, has started enabling works for Nobu Manchester, a 246-metre landmark tower that will be home to Nobu Restaurant Manchester, Nobu Hotel Manchester and Nobu Residences Manchester, early next year.

The groundbreaking ceremony brought together Domis and its development partners Salboy and Nobu Hospitality, including Nobu Hospitality founders Robert De Niro, Chef Nobu Matsuhisa and Meir Teper, alongside Salboy and Domis co-founders, Fred Done via a pre-arranged video and Simon Ismail, to mark the start of this city-defining project.

  • Domis appointed as construction partner to deliver the 246-metre Nobu Manchester tower – set to be the UK’s tallest building outside London
  • Landmark scheme to deliver Nobu Restaurant Manchester, a 160-room hotel and 452 branded residences
  • Regeneration of a 40,500-sqft brownfield site in a historically industrial city-centre location

Standing at 246 metres when completed in 2031, Nobu Manchester will reshape the city’s fast-evolving skyline. Working in close collaboration with Salboy and Nobu Hospitality, Domis will deliver a new benchmark for sophisticated city living and world-class dining in the UK’s fastest-growing city alongside their Domis Group partners.

Developed in partnership between Nobu Hospitality, Salboy and Domis, the Nobu Manchester tower will comprise:

  • Nobu Restaurant Manchester – a signature Nobu restaurant
  • Nobu Hotel Manchester – a 160-room luxury hotel
  • Nobu Residences Manchester – 452 branded residences

Together, these elements will create a mixed-use destination that serves property buyers, locals and international visitors seeking elevated living, dining and hospitality experiences in Manchester.

A key part of Domis’ construction brief is the sensitive regeneration of the 40,500-sqft brownfield site, including the integration of the original Grade II listed Victorian viaduct arches. Nobu Restaurant Manchester will be located at ground floor within these vast brick arches, celebrating Manchester’s industrial heritage while housing one of the world’s most recognisable contemporary dining brands.

Chef Nobu Matsuhisa opened his first restaurant, Matsuhisa, in Los Angeles in 1987. Following his partnership with Robert De Niro, the first Nobu restaurant opened in New York in 1994. Since then, Nobu has expanded to over 50 restaurants worldwide. In 2013, the first Nobu Hotel opened in Las Vegas, extending Nobu’s signature blend of meticulous detail, innovation and flair into luxury hotels and branded residences – a vision now being realised in Nobu Manchester.

Nobu Residences Manchester will be Nobu’s first branded residences in the UK real estate market. Some of the upper-level apartments and penthouses in Nobu Manchester will be among the highest in Western Europe. All homes will feature refined Japanese-inspired interiors and benefit from premium amenities, including:

  • An exclusive swimming pool
  • A podium garden with panoramic city views
  • A gym
  • Direct access to Nobu’s renowned dining at Nobu Restaurant Manchester

Domis, Salboy and Nobu Hospitality are working with award-winning designers Bowley James Brindley on the interiors. Domis will bring these designs to life on site, helping to marry Nobu’s curated approach to elevated living with a strong sense of Manchester’s industrial and cultural heritage and its growing global profile.

Chef Nobu Matsuhisa, Robert De Niro and Meir Teper, Nobu Hospitality’s Shareholders, commented:

“Breaking ground in Manchester is a defining moment for Nobu in the UK — our first venture beyond London, and the introduction of Nobu Residences to this market. This landmark project — encompassing a hotel, restaurant and residences — marks the debut of Nobu Residences in the United Kingdom. Manchester’s global outlook and dynamic spirit align perfectly with the Nobu brand. We’re proud to bring our signature hospitality, dining and design to the city, and excited to offer both guests and residents an authentic Nobu experience.”

Fred Done, Co-founder of Domis and Salboy, said:

“Ten years ago, Simon Ismail and I founded Salboy with a clear vision: to change Manchester’s skyline. I believe we are doing just that. I’ve been fortunate to experience exceptional cuisine and hospitality around the world, which is why we chose Nobu as our partner to help realise that vision. Best in class, best in creativity, the best of the best. This is our pièce de résistance — exactly what we wanted to bring to Manchester, the city of firsts. This is why it’s so fantastic to welcome Nobu to our wonderful city.”

Kinglsey Thornton, Managing Director of Domis added:

“We’re incredibly proud to be bringing Nobu’s vision to Manchester with a bold, ground-breaking, defining new landmark that will further elevate the city’s growing profile on the world stage.”

“Working with De Niro is very surreal. He is so down-to-earth and understands the value of the project and what it can do for this city. They are very hands-on with the design and management of the scheme. But the build is not without its challenges, it needs precision and sensitivity. This brickwork is Grade II-listed and of massive heritage value and needs preserving and protecting.”

Domis has now commenced enabling works on site at Nobu Manchester, paving the way for full construction works to begin next year. Salboy expects to launch sales for Nobu Residences Manchester by Q2 2026, with Nobu Restaurant Manchester set to become a new focal point for the city’s thriving dining scene.
