
Domis, in partnership with developer Cole Waterhouse, has broken ground on Leeds Urban Village.
Phase one of the £200 million regeneration project to the east of Marsh Lane in Leeds City Centre has now commenced. The scheme will transform a 3.8-acre brownfield site into a new mixed-use neighbourhood, delivering 1,012 new homes across five residential buildings.
Leeds Urban Village will offer a mix of Build to Rent, open market sale and affordable homes, increasing housing choice close to the city centre. At street level, the plans include up to 18,000 sq ft of flexible commercial and community space, creating opportunities for cafés, retail, co-working and lifestyle uses, alongside new local jobs.
At the heart of the development is a 1.13-acre public park, forming the social hub of the neighbourhood. The high-quality public realm will feature children’s play areas, integrated play elements and space for community events, supported by a landscape strategy that delivers biodiversity net gain and 57 new trees in Phase 1.

Delivered through a forward-thinking joint venture, Leeds Urban Village is set to become a key part of the city’s evolving urban fabric blending modern living with green infrastructure, connectivity, and inclusive design. This is not just a housing scheme; it’s the creation of a new urban community for Leeds.
The development is expected to create circa 600 jobs during the construction phase and up to 313 additional jobs once built.
