Domis has reached a major milestone in partnership with developer Salboy, ‘topping out’ the final building at Waterhouse Gardens — a landmark regeneration project breathing new life into one of central Manchester’s last major brownfield sites.
Located at the site of the historic Boddingtons Brewery, Waterhouse Gardens is set to create a vibrant new neighbourhood for Manchester’s students and young professionals, delivering 556 high-spec homes and 30,000 sq ft of commercial space just minutes from the Northern Quarter.
This milestone signals the final construction phase of a development set to reshape city living for Manchester’s growing population. Phase 1 handovers are due this summer, with full completion expected by early 2026.

Once complete, the scheme will offer residents access to a private clubhouse with standout amenities, alongside independent shops, bars, and lush communal gardens all centred around a new pedestrian avenue.
With 85% of Phase 1 already sold, Waterhouse Gardens is fast becoming one of Manchester’s most desirable addresses — and Domis’s topping out achievement cements its place at the heart of the city’s next chapter.
