Domis Construction has reached Practical Handover of Podium at Lumina Village, marking the completion of Glenbrook’s new £160m, 440-home Build to Rent development in Trafford, Greater Manchester.
Delivered by Domis as main contractor with support from the wider Domis Group; Matic, Wright Landscapes, Casana Interiors, Domis Utilities and NOVO, alongside Glenbrook and funding partners Moorfield, Podium represents a major milestone in the regeneration of the former Kellogg’s headquarters site and forms the first completed scheme within Trafford’s emerging Civic Quarter.
The development, located close to the iconic Old Trafford cricket ground, has already welcomed its first residents within the first week of completion, underlining strong demand for high-quality rental homes in this part of Greater Manchester.
Podium comprises a mix of one, two and three-bedroom apartments, alongside three and four-bedroom townhouses, creating a new residential community designed for young professionals, families and local residents. The scheme also includes extensive communal areas and a central public realm, supporting Glenbrook’s vision to create a place that feels open, connected and accessible to all.
Lumina Village has already been recognised across the property industry, winning at both the Insider North West Residential Property Awards 2025 and the Property Week Resi Awards.
As the first completed development within Trafford’s new Civic Quarter, Podium plays an important role in Trafford Council’s wider Civic Quarter Area Action Plan. The ambitious 120-acre regeneration area is set to deliver around 4,000 homes, 540,000 sqm of commercial space, alongside new infrastructure and public realm for residents, businesses and visitors.
Karl Dobson, Project Director and Lumina Village Lead at Domis, begins:
“Completing Lumina Village is a huge achievement and a moment of real pride for everyone who has worked on the scheme over the last two years and three months.
“As one of Trafford’s most ambitious developments to date, it has demanded a huge amount from the Domis site team, our wider Group businesses and our supply chain partners, all of whom have played an important role in getting us to this point.
“There were challenges along the way, as there always are on a project of this scale, but the commitment shown throughout has been exceptional. We are proud to have delivered this scheme alongside Glenbrook and to have helped bring forward a development that will leave a lasting mark on Trafford.”
Kingsley Thornton, Managing Director at Domis, adds:
“Lumina Village is a project everyone involved should be incredibly proud of. Not only does it deliver much-needed homes, it also creates long-term value for the local community and plays an important role in Trafford’s wider regeneration story.
“This was our first project with Glenbrook, and it has been a pleasure to build such a strong working relationship throughout the course of the development.
“At Domis, we are always striving to be our client’s choice build partner, and Lumina Village is a strong example of that in action. It reflects the mindset that drives us as a business; to design boldly, disrupt positively and deliver to the highest standard.
“We look forward to building on this partnership in the future.”
Podium at Lumina Village marks another significant residential handover for Domis, strengthening the contractor’s growing portfolio of large-scale, high-quality residential projects across Greater Manchester and the wider North West.
Stuart McCrone, Projects Director at Glenbrook, said:
“We are delighted to have completed and handed over Podium at Lumina Village to our funding partners at Moorfield. This is our fourth project with Moorfield, which is testament to the relationship that we have built with them over the past 12 years.
“Domis have delivered an excellent project for us, which was delivered ahead of programme. This was our first project with Domis and we are already in advanced talks with them to deliver our next project in Manchester.”
